How roof repairs works

1. Find where the water actually enters. Water tracks along battens, rafters and mortar before it shows on a ceiling, so the stain is evidence of a path rather than a location. A competent roofer works back up that path from inside the loft where there is one, then checks the covering above it.
2. Decide repair against recover. One slipped tile is a repair. A slope shedding tiles every winter usually has failed nails or perished battens underneath, and patching it is renting time rather than buying a fix. Ask which of the two you are being quoted for, and why.
3. Get up there safely. Roof work is the single biggest cause of fatal falls in construction and the HSE treats access as part of the job, not an extra. A quote with no access method named is a quote that has not costed the scaffold or tower it will need.
4. Match the materials that are already there. A Welsh slate roof patched with a concrete interlocking tile leaks at the laps and looks wrong for the rest of its life. Matching pitch, gauge, lap and material is the difference between a repair and a visible scar.
5. Get it in writing, with what is not included. The useful part of a roofing quote is its exclusions: what happens if the battens are rotten under the tiles, whether the scaffold is priced, and who pays for the second visit if the leak persists.

How quickly does a roof leak need fixing?

A live leak into a loft is urgent because the damage compounds: wet insulation stops insulating, plasterboard ceilings soften, and electrical fittings in the ceiling void get wet. Temporary covering is a legitimate first step while a proper repair is arranged.

Do I need building regulations approval for a repair?

Like-for-like repair of a small area normally does not. Replacing more than a quarter of the roof covering is a controlled building work under the Building Regulations, and that is the point at which either building control or a competent person scheme member has to sign it off.

Should I use the roofer who knocked on the door?

Storm-chasing doorstep trade is a recognised problem after named storms. Check the contractor against a register you can look up yourself, and never pay in full up front.
