Resin flooring cost: what the job involves and who is registered to do it

A resin floor is a coating system, and a coating is only ever as good as what it is stuck to. That is why two quotes for the same garage can differ so much: one has priced grinding, filling and priming a slab that is dusty, oily or damp, and the other has priced rolling resin onto it. Preparation is the majority of the labour on almost every resin floor, and it is the line that decides whether the finish is still down in five years.

For context: 569 roofing contractors are registered to certify their own work under the Building Regulations in England and Wales.

How flooring works

  1. Test the slab for moisture first. A concrete slab with no damp proof membrane, or one that is still curing, drives moisture up through a resin coating and lifts it. A moisture test before quoting is normal practice on a resin floor and its absence is the commonest cause of a failed one.
  2. Price the preparation honestly. Diamond grinding or shot blasting to remove laitance, oil and old paint, then filling cracks and joints. This is where most of the hours go, and a quote that lists only the coating has priced the easy half of the job.
  3. Choose the system for the use. A garage floor that takes a car and a jack is a different specification from a workshop that takes a forklift or a kitchen that takes hot water and cleaning chemicals. Ask what system is being proposed, at what thickness, and what it is rated for.
  4. Agree the finish and the slip resistance. A smooth resin floor is easy to clean and slippery when wet. Broadcast aggregate gives grip and holds dirt. Neither is right in the abstract, and the choice belongs to whoever will walk on it.
  5. Read the cure time and the ventilation plan. Resin systems cure over hours or days and some are strongly solvent based, so ventilation and access restrictions belong in the plan. The HSE substances rules apply to the contractor and the schedule they imply affects you.

Common questions

Why is resin flooring priced per square metre?
Because the coating is, and the preparation broadly follows the area too. What does not follow area is access, moving what is stored on the floor, and any repair to a damaged slab, which is why small floors are rarely cheap per metre.
Is epoxy the same as resin?
Epoxy is one family of resin flooring; polyurethane, methyl methacrylate and polyaspartic are others, with different cure times, temperature tolerances and prices. A quote should name the system rather than say resin.
Can a resin floor be laid over tiles or old paint?
Sometimes, and it is the decision most likely to go wrong. Whatever is under the resin has to be sound and bonded, so old coatings are usually removed rather than trusted.
