Owners reach for a pitched roof after the third flat roof repair, and on a garage or a small extension it is often the right answer. A pitch removes standing water, which is what caused the failures, and it usually looks better. It is also a structural alteration rather than a recovering, which changes what approvals it needs and who should be pricing it.
What the conversion involves
A lightweight timber frame is built over the existing flat deck, either as a set of trusses spanning the width or as a cut roof on the original walls, and the existing deck is often left in place as a ceiling. Then underlay, battens and a covering, plus new fascias, a new gutter line and a flashing where the new roof meets the house. The old flat roof stops being the weatherproof layer and becomes part of the ceiling build up, which means it has to be dry before it is enclosed.
What the structure has to take
A pitched roof weighs considerably more than a flat one, and the load goes down through the existing walls. On a single skin garage that is often the constraint, and on a lean-to extension the question is whether the original walls and foundations were built for it. This is why the conversion is designed rather than quoted from a photograph, and why a structural engineer's involvement on anything other than a simple garage is normal rather than excessive.
Approvals and neighbours
The work is controlled under the Building Regulations because it is a structural alteration and a new thermal element. Planning permission depends on the resulting height and position: raising the roof of an extension can take it outside permitted development, and it will if it goes above the eaves of the main house or too near a boundary. Where the new roof abuts a party wall, the Party Wall etc. Act may apply, which is a notice rather than an obstacle but has to be served in time.

Is converting a flat roof to a pitched one worth it?
On a garage or extension that has leaked repeatedly, usually yes, because it removes the ponding that caused the failures rather than replacing the surface that suffered them. On a sound flat roof it is an appearance decision.
Can any flat roof be pitched?
No. The walls and foundations have to take the extra load, and the resulting height has to be acceptable in planning terms. Both are checkable before you spend anything on design.
How much taller will the building be?
Enough to matter for planning. Even a shallow pitch adds several hundred millimetres at the ridge, which is exactly what the height rules in permitted development measure.
