The honest answer is that the covering is the third most important factor after the deck and the falls, and that the right choice is decided by the shape of the roof and how much it moves rather than by a published lifespan.

Best flat roof material: the ranking, and the criterion

  1. Reinforced bitumen membrane: The most forgiving system on a complicated roof and the easiest of the four to repair, because it is built in layers that can be cut into and patched. First on a roof with several upstands, a chimney or an awkward abutment, and on any roof where somebody will have to mend it in fifteen years.
  2. EPDM rubber sheet: One piece with no joints in the field, and elastic enough to take the movement a timber deck gives it. First on a small simple rectangle such as a garage or an extension, where a single sheet covers the whole roof and the only risk left is the quality of the bonded edges.
  3. Single ply membrane: Hot air welded seams and dimensional stability, which is why it is the commercial default. It wants an installer trained and approved on the specific system, and the manufacturer guarantee depends on that approval, so it ranks below the first two on a domestic roof where that installer may not be local.
  4. Fibreglass laminate: Cured in place into one continuous rigid surface, which makes it excellent on a small stiff deck such as a dormer or a porch and risky on a large timber one, because a rigid laminate cracks where the deck moves. Last of the four as a general answer, first for a small stiff roof.

The four systems in plain terms

Reinforced bitumen membrane is felt done properly: several layers, bonded or torched, with the top layer mineral faced. Fibreglass is a resin and matting laminate laid wet and cured in place into one continuous surface. Rubber sheet is a single piece of EPDM bonded down with taped or bonded seams at the edges. Single ply is a thin synthetic sheet whose seams are hot air welded, and it is the commercial default.
