Warm roof construction against cold: where the insulation sits, and why it matters

Warm and cold describe where the insulation sits relative to the structural deck, and that single decision drives the ventilation, the vapour control, the upstand heights and the risk of condensation inside the roof. It is the most consequential choice in a flat roof specification and it is frequently left unstated in a domestic quote.

Flat warm roof construction detail: the layer order

From the inside out: the structural deck, a vapour control layer, the insulation, then the waterproofing on top. The deck stays at close to room temperature, which is the point, because warm timber does not accumulate condensation. The vapour control layer sits on the warm side of the insulation and has to be continuous and sealed at the perimeter and at every penetration, or moist air finds the cold side of the insulation and condenses there.

Cold roof construction, and why it needs ventilation

A cold roof puts the insulation between the joists, leaving a void above it that is cold in winter. Any moisture reaching that void has to be carried away, so the void must be cross ventilated with a clear air path and openings at opposite sides. It is cheaper and it preserves ceiling height, but the ventilation is easy to block with insulation pushed into the eaves, and a blocked cold roof rots quietly for years.

The warm roof detail at the upstand, where it is won or lost

Adding insulation above the deck raises the finished roof level, which eats into the height available at every upstand, threshold and abutment. An upstand that was adequate before the insulation went on may be too shallow afterwards, and a door threshold onto a terrace becomes a real design problem. The insulation also has to continue up the upstand, or the perimeter becomes a cold bridge and the first place condensation appears.

Warm pitched roof detail: the eaves junction

On a pitched roof the warm construction runs the insulation line along the rafters, usually between plus a continuous layer to break the cold bridge at each rafter. The eaves is the hard part, because the insulation has to be carried down to meet the wall insulation without squeezing out the ventilation path where one is still needed. Get that junction drawn rather than improvised on site.

Inverted roofs, briefly

An inverted or protected membrane roof puts the waterproofing directly on the deck and the insulation above it, held down by ballast or paving. It protects the membrane from temperature swings and foot traffic, which is why it appears on terraces. The insulation has to be a closed cell board that tolerates being permanently wet, and the thermal calculation has to allow for rainwater cooling the deck.

Questions people ask about warm roof construction

Is a warm roof always better than a cold roof?

It is more reliable in most refurbishment situations because it removes the ventilated void and the condensation risk that goes with it. A cold roof is still valid where ceiling height or upstand height makes a warm deck impossible, provided the ventilation is real and stays clear.

Can I convert a cold roof to a warm roof?

Yes, and a strip and recover is the natural moment to do it. The constraints are the height you gain at upstands and thresholds and whether the existing structure and rainwater outlets can accommodate the new level.

What happens if the vapour control layer is not sealed?

Warm moist air from inside reaches the cold face of the insulation and condenses, wetting the build up from within. It is a slow, hidden failure and it is the usual reason a warm roof disappoints, so continuity at the perimeter and at penetrations matters more than the product chosen.

Does a warm roof need ventilation?

A correctly built warm deck does not need a ventilated void, because there is no cold cavity for moisture to reach. That is the main practical advantage over a cold roof and it is also why the vapour control layer has to be done properly.
