Commercial solar panel cost, and the five lines that move a quote

Two quotes for the same commercial roof commonly differ by a third, and almost never because one firm buys panels better than the other. The difference sits in access, fixing method, the electrical route, whether the roof needs work first, and what the network operator asked for. Read those five lines and the price stops being mysterious.

Commercial solar installation cost: scale works for you, access against you

Cost per kilowatt falls as the array grows, because the survey, the design, the network application, the mobilisation and the inverter commissioning are largely fixed. That is why a small commercial roof often prices closer to a domestic rate per kilowatt than to a warehouse rate. Working against it is access: a roof reached by scaffold and a hoist is a different job from one reached by a mast climber or a crane, and on a tall or constrained site the access line can rival the hardware.

Fixing method and roof condition

A ballasted flat roof system costs more in materials and needs the structure checked; a penetrating system costs less to buy and more to detail, because every penetration is a potential leak and has to be flashed by somebody competent. If the covering is near the end of its life, the honest quote includes recovering the roof first, because taking an array off to replace a roof in eight years costs more than doing it in the right order once.

The electrical route and the connection

Cable runs are priced per metre and the route is rarely short. An inverter position near the board is cheap; one at the far end of a building is not. Then the network operator's answer can add cost directly, through protection equipment, metering or export limitation kit, or indirectly by capping the system so the fixed costs spread over fewer kilowatts.

What to normalise before comparing two prices

Put both quotes on the same basis: same kilowatt peak, same assumed annual generation with the assumptions stated, same self consumption fraction, same warranty lengths for panels, inverters and workmanship separately, same treatment of scaffolding and making good, same position on VAT and on the network operator's charges. Once those are aligned, the remaining gap is the real difference, and it is usually specification or programme rather than margin.

Questions people ask about commercial solar panel cost

Why is the cost per kilowatt lower on a bigger array?

Because survey, design, grid application, mobilisation, scaffolding and commissioning barely change with size. Those fixed costs spread across more kilowatts as the array grows, which is why a small commercial system rarely gets the rate quoted for a warehouse.

Is the roof included in a solar quote?

Usually not. A solar quote prices the array and its fixings, not the condition of what it is fixed to. If the covering is old, ask for the roof to be surveyed and priced separately, and get both numbers before deciding, because the sequencing matters more than either price alone.

Does VAT apply to a business installation?

The relief for energy saving materials is specific about what and who it covers, and business installations are treated differently from domestic ones. Take the position from current HMRC guidance or your accountant rather than from a sales quote.

What is the single biggest hidden cost?

Access on a constrained or tall site, followed by roof works nobody priced. Both are visible at survey and neither is visible in a desktop quote, which is one reason a proposal produced without a site visit should be treated as an estimate.
